GMHC is currently managing 81 council houses at a fee. The management fee is 30% of the rent collected per month. GMHC is also responsible for reactive maintenance. The management contract is valid for a year and will then be renewed. GMHC had to incur startup capital for a number of houses notably

The total development envisaged within a 5-year period is 500 units. Phase one of the development will result in 120 units, with an average size of 45 Square meter . Then the second phase will results in 280 units by the end of year 3. Then the last phase will be 100 units by the end of year 5

GMHC will be operating within the broader framework of Govan Mbeki Housing Policy. Currently, GMHC is striving to deliver 2 300 social housing units in order to alleviate the housing shortage as stated in the Govan Mbeki Housing Policy. The envisaged scale of delivery after 5 years, would be to develop at least 100 houses per year |

- Demand Analysis was commissioned focusing on the feasibility of this development
- Land Acquired late 2006 at Secunda ext 23
- Social Facilitation has been conducted
- The designs of the projects was approved by the municipality
- The main building contractor appointed in 2009
- Twenty units completed
- Subsidy for the further development acquired

GMHC is focusing on residential commercial development in Evander. GMHC will develop 210 houses for the home ownership market. This will be for the middle to high income earners.

- Thirty houses completed and purchased
- Twelve stands sold to individuals’ buyers as part of creating mixed income development

Currently 192 units of an average size of 55 square meters have been converted and are now being managed by GMHC. These units are currently 100% occupied. In 2005 when GMHC intervened, block E and F were in very bad state and two blocks were refurbished. The subsidy was not sufficient and GMHC absorbed the additional costs. |

The GMHC pride itself by attaining the following since it took over the Tsalanang Family Complex:
- Increase in rental income when it took over the Tsalanang Family Complex from 27% to 90%
- Completed the remedial of eight units that were badly vandalized
- Budding entrepreneurs were given opportunities to harness their skills and transformed into fully fledge maintenance contractors
